70% of marketing your home is pricing it correctly!

I got to tell you i disagree, i think 90% of marketing is pricing.  In todays market if you are out of the price range you home will not even get looked at.  I love agents that price high I track their listings then I wait untill the home is expired or cancelled then i hit the seller up.  I am an expert in homes that did not sell the first time.  My average days on market is 104 days (damn short sales) but my market is 164 days.   So I persoanlly love the agents that over price (and let me tell you their are a lot of you out in the market!!))

Yes, I would say more than 70%.  Proper pricing allows you to have a platformof credibility to promote the property from.

Proper pricing is everything. I'll walk away rather than take an over priced listing that has no chance of selling.

Yes, it is a numbers game. The seller wants to get top dollar and the buyer wants to get the home for the least amount of money.  Everyone has to meet in the middle.   Overpricing doesn't help if there are comparable homes listed for less. When offered equal options at different prices, the buyer will more often take the lower priced home to feel they made a good purchase.

Wow!  Glad to see people are responding to our first video blog.  We can all agree pricing a home correctly/competitively is an important part of getting a home sold.  As real estate professionals its out job to convince homeowners of the importance of correctly pricing their home so they don't turn into one of the expired/cancelled listings that Ken mentioned.
